How we engage

Hire one task, or the whole job

Every vertical can be hired four ways: a single task, a single phase, a point in time, or start to finish. Here is what each one means, what it looks like in each vertical, and how it is paid.

1

Single task

One defined deliverable with a fixed scope, for example one underwriting model or one drawing set review.

2

Single phase

Every service in one phase of the vertical, run as one engagement, for example due diligence or entitlement and design.

3

Point in time

An independent check at a decision point: before IC, before a draw is funded, before a bid is awarded, before a permit submission or before a bid day. Short, fixed scope.

4

Start to finish

The whole vertical, from the first phase through the last, under one engagement letter and one lead.

Fee structures

Structure shown here. Rates in the proposal.

Rates appear only in proposals and engagement letters, scoped to the work. The structure is the same for every client.

How it starts

From the first call to the first file

1

Send it

A site, a model, a drawing set or a pipeline. What you know, where it stands and the decision it feeds.

2

Scope and model

Which vertical, which engagement model, the deliverables and a time estimate, in writing.

3

Engagement letter

One letter per vertical, with the fee structure and the rate. Brokerage runs under its agreement with [Brokerage Name].

4

Work and report

Files at each gate or milestone, a monthly report on anything ongoing, and results in the client app.
