The Kramer Companies, Development Consulting

Development Consulting

The full development menu, run by a developer

Seventeen stages, from deal screening to the sale or refinance. Carve out any one service, a check at a decision point, or hand over the whole job as owner's rep. Any product type; the deepest bench is in multifamily rental and condo.

Site plan from a survey with options priced side by side

Who it is for

A developer on your project at every stage, from the first screen to the sale or refinance.

  • Landowners and family offices without a development team
  • Developers who need a second set of hands or a second opinion at a decision point
  • Lenders and debt funds carrying construction loans
  • Owners holding a stabilized asset who want a developer's view on the business plan

Fees. Each service is flat per task or phase, or a recurring monthly fee. Full development management is a percent of total project cost (land and financing excluded) or a fixed monthly amount.

Product types

Any product type: rental, condo, SFH and townhome, mixed-use, and the retail, office and hospitality pieces that come with them. The deepest bench is in multifamily rental and condo.

Live Local, through every stage

Live Local runs through every relevant stage: feasibility at screening, value at the bid, the approvals path at entitlements, set-aside unit mix in design, pricing and the model, compliance with property management at lease-up, and the covenant and tax treatment at sale or refinance. Each item is a flag for land use counsel, not legal advice.

Services by stage

Seventeen stages, one developer on all of them

From the first screen to the sale or refinance. Five stages run alongside the rest: drawing review, consultants, leveling, pricing checks and the live model.

Open a stage to see its services and deliverables. Any one can be carved out on its own.

Twelve review modes

Ask in plain words: "quick look," "DD review," "will this pass," "clash check," "where can we save." The developer review always runs and always leads.

A question bank with stable IDs

Every finding cites its question, so it holds up in a meeting with the consultant. A failed number is written as a question to the design team, never a conclusion.

DEV-04Are amenity, pool, gym, mechanical or trash rooms stacked over units?
UNIT-01Where do ceiling drops fall inside units, and can they move to corridors, closets or baths?
CL-08Does the plenum clear the largest duct, sprinkler main and fixture at the worst crossing?
DIM-15Do columns align from parking through residential, or jog and need a transfer?
RF-08Do any shafts move between floors or end in a unit?
AHJ-23Are BFE, design flood elevation, grade and freeboard shown, with the datum stated?
PH-K05Is waterproofing continuous at every transition: below grade, plaza, balcony, roof, sill and pool?
DELTA-03Was each prior comment closed, and is each closure visible on the sheet?

Design study and massing

Three plays on one parcel, drawn to scale and priced

A rough site plan with the setbacks and code limits right, two or three schemes priced side by side in the pro forma, and a max land price for each. Sample deal A, a 1.30-acre corridor site.

Concept site plan, scheme 1: 130 units over a two-level parking podium

Scheme 1: Live Local rental

Mid-rise rental under s. 166.04151(7). Seven stories: two podium levels and five residential.

Sample deal, fictional site. Estimates, not an offer. Site plans and massing are concept test fits, not for permit or construction.

Plan to rendering, a unit walkthrough and a view study, each tagged to the model version
View study by unit and floor with pricing against comps

View study prices each unit against the comps instead of a flat floor premium. Renderings and walkthroughs are tagged to the model version behind them. Demo screens, sample data.

Construction and cost control

Bids, schedule, budget, draws

GC bids leveled with exclusions priced. Schedules rebuilt with the critical path and the carry cost of every slip. Every pay app, draw and change order checked against the budget and the work in place before money moves.

Three GC bids leveled with priced exclusions
Schedule rebuilt with critical path shift and carry cost
Portfolio roll-up of project reports with an IC memo

Three GC bids leveled, where the low bid ends up most expensive · a structural slip priced per week of carry · every project on one template, rolled up to one page. Sample data.

Draw and loan monitoring is an owner or lender check, not an engineering inspection or a certification of work in place.

Engagement models

The same vertical, hired four ways

A single task, a single phase, a point in time, or start to finish. Fee structure only; rates go in the proposal.

Single taskOne defined deliverable with a fixed scope, for example one underwriting model or one drawing set review.
Single phaseEvery service in one phase of the vertical, run as one engagement, for example due diligence or entitlement and design.
Point in timeAn independent check at a decision point: before IC, before a draw is funded, before a bid is awarded, before a permit submission or before a bid day. Short, fixed scope.
Start to finishThe whole vertical, from the first phase through the last, under one engagement letter and one lead.

Examples

Single task

DD set drawing review, developer and unit modes, with a priced issue log

Turnaround: 5 business days

Fee: Flat per task

Single phase

Preconstruction: GC bid leveling, GMP negotiation and buyout tracking

Turnaround: 4 to 8 weeks

Fee: Flat per phase or recurring monthly fee

Point in time

Second opinion on a pro forma before IC

Turnaround: 3 business days

Fee: Flat per task

Start to finish

Owner's rep from deal screening through sale or refinance

Turnaround: Life of the project

Fee: Percent of total project cost, land and financing excluded or fixed monthly amount

Fees and terms

Structure, not rates

Rates go in the proposal and the engagement letter, scoped to the work. The structure is the same for every client.

Advisory work

Flat fee per task. Flat fee per phase. Or a recurring monthly fee for the scope in the engagement letter. Never contingent on a closing or a financing.

Development management

Percent of total project cost, land and financing excluded. Or a fixed monthly amount through delivery. Your choice, set in the proposal.
